Helpful Tips as you prepare for the professional photo session

 

Having your home looking its best is an important part of the listing process.

In addition to a deep cleaning your home, please complete these following items prior to the photo session.

INTERIOR

  • Turn on all lights in the house, including fireplaces (seasonal), lamps, and under- cabinet lights.

  • Replace broken and/or mismatching color light bulbs (bright white vs soft white tones)

  • Turn off all TVs, computer screens, and projectors

  • Hide any loose electrical cords

  • Turn off all ceiling fans.

  • Minimize clutter and remove all items off countertops (including kitchen appliances, remotes), tables, night stands, etc.

  • Remove small throw rugs, doormats and bathroom mats.

  • Remove all items from bathroom countertops, sinks, showers, and tubs.

  • Send away pets: in the garage, kennel, or offsite during the appointment

  • Remove any artificial flowers or greenery

  • Remove items from above kitchen cabinets

EXTERIOR

  • Remove yard signs (For Sale, home security, school, school spirit, etc.).

  • Put away water hoses, toys, cleaning supplies, recycle bins, and other miscellaneous items that are not directly part of the exterior area.

  • Arrange outdoor furniture as you would like it photographed. If there is a patio umbrella, please open it.

  • Sweep/remove leaves and other items in patio areas.

  • Clean pool and remove any toys.

  • Turn on water features or fountains

  • Remove covers from BBQ grills

  • Pick up any pet droppings in yard

  • Remove weeds from flower beds

  • Add new mulch and colorful seasonal flowers to landscaping around front entry area.

By following these simple guidelines, a seller can help improve the photo quality and appeal to buyers when viewing your home online.
