Here is a brief overview of what will happen next.

Title company Introductions

  1. You will receive an email from our title company partner with a request to complete and return the Seller Information Form.

  2. This form allows the title company to start the process of pulling your loan payoff, gathering your property tax account information, and getting started with the transaction details.

  3. Please return this information to the title company as quickly as possible so there are no delays in the closing process.

 

Home Inspection

  1. Soon you will see a showing request for the home inspection.  This will come through your text/email just like any showing notification and you will need to approve the time frame requested.

  2. The typical length of the inspection is usually 3-4 hours, and the inspector will access the home through our lockbox system.

  3. We always recommend that sellers LEAVE the property during the inspection showing window.

  4.  It is very likely that the buyers and the buyer’s agent will arrive at the end of the inspection to view the results.

  5. The inspection report will be delivered to the buyer the following day, and the buyer’s agent will notify us of any items they are requesting to be repaired

  6. Once we receive the inspection report, or amendment requesting repairs, your agent will contact you to review the details and determine how we want to respond.

 

Ordering the HOA Resale Certificate

  1. Most HOAs require an initial payment before starting the process of delivering the HOA resale certificate to the buyers.  The title company will contact you if your HOA does require the payment and they will provide you with the options to submit the payment.  This is a normal part of the process and the majority of HOAs require the payment to be submitted in advance.

  2. The fee is determined by each individual HOA, but it is typically a few hundred dollars.

  3. We always recommend that you pay this fee immediately because there is a 3-day contingency tied to the delivery of these documents.  The contract states that a buyer has 3 days to terminate after receiving the HOA documents, and it can sometimes take 10 to 14 days for the HOA to deliver the information to the title company.

** The HOA details only apply if your home is located within an HOA. If you are not part of an HOA then no action is needed.

 

Confirming receipt of the option fee

  1. The option fee will be deposited at the title company and held until closing.
