flat fee pricing that works

  • We charge a simple listing fee of $3,495 on homes listed up to $300,000.

  • On homes listed over $300,000, we have a small increase to $3,995 to cover additional costs.

  • $4,495 and $4,995 as listing prices approach the $750,000 plus range. Homes over $1m are quoted on a case by case basis.

  • Typical closing costs include buyer agent commission that is typically 3% of the sales price, escrow fees to title company($550-$700), processing fees to listing broker’s partner company($775-$995), transaction management fees($185-$225), doc prep/filing fees($150-$250), title insurance(fluctuates based on sales price), property taxes paid through closing date and HOA transfer fees if the home is within an HOA.

Preparing your home for the market

Once your home is ready, we send our professional photographer, and we deliver a lockbox and premium yard sign. We can have your home listed within 48 hours of the photo session. You will work with a single point of contact through the entire process and we are here to answer any questions you have.

Active Listing period

Your home will be listed in MLS and on hundreds of search websites including Zillow, Realtor.com, Homes.com, Trulia and more. We use digital and social media to put your listing in front of more potential buyers. We keep an open line of communication through the entire listing process, and we will keep you updated on buyer feedback, market activity and changes.

Receiving Offers and Contract discussion

We have you covered! Having an experienced agent on your side is the key to a successful negotiation. We sell more homes than the average agent so we know what to expect. When the offer comes in, we will review everything together and determine the best way to respond or send a counter offer. Once you accept an offer, we will guide you through the inspection, appraisal, and closing. We will continue to be there for you until the end.

Inspection and Appraisal

The home inspection is an important part of the process, and where sellers rely on the expertise of their agent to provide the best advice. We will discuss any results from the inspection report and discuss any repairs requested by the buyer. We provide guidance and expert advice catered to each specific home and selling situation. With so many homes sold, we have likely seen any situation that comes up on an inspection report, and we know the best ways to overcome any challenges or concerns.

Closing

We are almost done and your closing day has finally come! We will make sure that all of the closing paperwork is correct and there are no last minute surprises. Your closing process will be simple with our expert guidance.
